April 2026 GTA Housing Market
- April sales of 5,946 units were up 7.0% versus April 2025, while new listings (-9.3%) and total active listings (-6.4%) declined, though they remain high by historical standards.
- Market conditions tightened in the first full month of spring, a trend that began in March.
- Despite this, the MLS® Home Price Index Composite benchmark declined 6.6% year over year, and the average selling price was down 4.9% to $1,051,969.
- If conditions keep tightening and prices level off as expected, it could be a signal for buyers on the sidelines to get back into the market.

Bank of Canada Holds Rates as Uncertainty Lingers
The Bank of Canada kept its policy rate at 2.25% at its April 29 announcement, its fourth straight hold, leaving variable mortgage and HELOC rates steady for now.
The Bank is balancing mixed signals. Inflation has ticked higher due to oil price shocks, while underlying inflation measures appear less alarming. After four cuts in 2025, the Bank has stayed in wait-and-see mode through 2026.
Economists remain split on the next move, though some see cuts as more likely than hikes if core inflation keeps cooling and growth softens. For buyers and sellers, steady rates at least provide a clearer backdrop in an uncertain market.
