Land Transfer Tax Rebates

First-time buyers of new and re-sale homes are eligible for rebates on both provincial and Toronto land transfer taxes. The maximum a first-time buyer can receive for the provincial land transfer tax (LTT) is $4,000, and for the Toronto LTT, $4,475 — up to $8,475 combined if you’re buying within the City of Toronto.

The provincial LTT rebate is payable anywhere in Ontario, including Toronto. For re-sale homes, this rebate applies only to first-time buyers who entered into an Agreement of Purchase and Sale after December 13, 2007.

The Toronto LTT rebate is payable only for properties within the City of Toronto and applies in addition to any provincial rebate you qualify for.

You’re considered a first-time buyer for both rebates if you’re at least 18 years old and have never owned a home anywhere in the world. If you have a spouse, they also cannot have owned a home — or held an ownership interest in one — while they were your spouse.
