Which one sounds like you?

“My payment is going up at renewal.”

According to the Bank of Canada, about 60% of Canadian mortgages renew in 2025 or 2026, and most of those homeowners will pay more. If the new payment is a stretch, find out what your home would sell for and what it would rent for before you sign anything. For refinancing questions, I’ll connect you with a licensed mortgage professional.

“I’m not sure if now is the time to sell.”

Waiting can cost you, or it can pay off. It depends on your street, your property type and how long you can hold. I’ll show you what similar homes near you actually sold for recently, not what the headlines say.

“I’m thinking about renting it out instead.”

Renting can cover your costs and keep you in the market, but it isn’t right for every property. I’ll estimate a realistic monthly rent and walk you through what being an Ontario landlord involves, from the Standard Form of Lease to first and last month’s rent. I’ll find and screen the tenant, and once they’re in, my property management company, Flex Key Management, can handle the day-to-day for you from $89 a month.

“My pre-construction condo is closing soon.”

If the appraisal comes in low or the numbers no longer work, you still have choices: close and rent it out, assign it before closing, or sell after closing. Assignments usually need the builder’s written consent, so the earlier you plan, the more options you keep.

Common questions

Is it better to sell or rent my house in the GTA right now?

It depends on your numbers, not the market headlines. If the rent covers your mortgage, taxes, insurance and upkeep, and you can hold for a few years, renting can make sense. If it doesn’t, or you need the equity now, selling is usually the cleaner choice. The free comparison on this page shows both side by side for your property.

What can I do if my mortgage payment goes up at renewal?

From a real estate point of view, you have three options: keep the home and adjust your budget or financing, rent it out so the rent helps cover the payment, or sell and use your equity. For refinancing or lender options, speak with a licensed mortgage agent or broker. I’m happy to refer you.

Can I sell my pre-construction condo before closing in Ontario?

Usually yes, through an assignment. Most builder agreements require the builder’s written consent, and many charge an assignment fee. Check your agreement early, and talk to your lawyer and accountant, because there are specific tax rules for assignment sales.

What do I need to rent out my property in Ontario?

Most residential tenancies need the Ontario Standard Form of Lease. You can collect first and last month’s rent, but not a damage deposit. Before you list, check your condo rules and let your insurer and lender know. If you’d rather not manage it yourself, Flex Key Management, my property management company, can take care of it after the tenant moves in.

How much does it cost to find out what my home is worth?

Nothing. The sell or rent comparison on this page is free, and there’s no obligation to list.

Do you work in my area?

Yes. I work across the GTA and surrounding areas, including Toronto, Vaughan, Thornhill, Markham and Richmond Hill.
